DST
Delaware Statutory Trust. The vehicle used to hold the real estate so 1031 exchange investors can buy fractional interests.
Investors are passive; the signatory trustee runs the trust. That passivity is the point of the 1031 product and the reason votes, if they exist at all, are narrow.

Why it shows up here: every property in the first cluster was sold as a DST interest, not as a TIC or a REIT share. Control fights (Delaware remove-trustee, Orange County clawbacks, KHCA claiming overlapping shares) are fights over who signs for the trust.
