Back story, not a Crew-era DST docket. Brian Nelson v. Patrick Nelson, Orange County 30-2021-01197655-CU-PA-CJC. The 2021 pleading is not in this archive. This page is a stub from the 24 Dec 2025 Versity I complaint (ROA 2 ¶34) and from Nelson Brothers / Nelson Partners / Patrick pages.
That later complaint recites: written settlement on or around 13 Mar 2018; asset split as of 13 Apr 2018; final arbitration award 6 Apr 2021; judgment on the award 24 Jun 2021. Each brother took primary responsibility for management and bridge-debt repayment of half the Nelson Brothers book. Brian’s allocated names, as listed there, include Duck Loft, Duck Flats, Sawmill, The Plaza, Nine and Nine, Darby Row / The Belfry, Molly Barr, Tuscany Place, Factory/Meadow View, Grant Street, Element, CP Cincy, and Eden Heights of West Seneca.
Brian then formed NB Private Capital, later Versity Investments, to run that allocated book. Wettengel and Muro, the complaint says, worked that split with him. That is the Versity I recital of how Crew-era people sat inside Brian’s line. Allegation as to the later “Foundational Agreement,” not a finding in this 2021 file.
Patrick’s later Nelson Partners judgments are a different company. Mixing that record into a 4th & J or Vintage claim is a relevance problem. Four of Brian’s allocated NBPRE DSTs are later plaintiffs in 30-2026-01543537.
